You may schedule a 30-minute private appointment to view the Sage Farmhouse prior to booking. Click here to schedule a tour.

For Weddings, you are required to schedule a 60-minute meeting at Sage with our Event Coordinator within 30 days of signing your contract. She will go over the rules for the Sage Farmhouse and help you begin planning for your wedding.
Floor plans and suggested table layouts are available to assist with your planning.

Additional visits prior to your event can be scheduled with your caterer.

Are there any time restrictions?
In accordance with local noise ordinances, no outdoor music is permitted after 10:00 PM. All events must end by 11:00 PM.

What do I need to arrange in terms of insurance/liquor liability?
Certificate of Insurance
If you are having a smaller event and using your own caterer, the caterer will need to supply a Certificate of Insurance that includes liquor liability (liability limit of $1,000,000). Proof of Insurance is required 14 days prior to event. If you are using one of our Exclusive Caterers, we already have their Certificate of Insurance on file.
Special Event Endorsement
For wedding rentals, the Renter agrees to purchase a Special Event Endorsement (sometimes called Special Event Insurance) with a liability limit of $1,000,000 for a wedding or $500,000 for an event. This one-day rider should be available through your homeowner’s or renter’s insurance company for a fee (typically $25-50). The Renter is responsible for adding The Sage Farmhouse at Hillwood Farm and Gerald & Kim Fink as additional insured parties. Proof of Insurance is required 14 days prior to event.
If you are unable to obtain this insurance through your homeowner’s or renter’s insurance, you can use a specialized company, such as WedSafe.com or EventHelper.com.

What is the capacity at the Sage Farmhouse?
The Sage Farmhouse can seat up to 70 guests with indoor or outdoor seating, or a combination of both. Click here to see our floor plan and some suggested table setup options.

Do I have to use your caterers or vendors?
The Sage Farmhouse Rental Fee does not include catering. Using a qualified and reliable caterer will make your event go much more smoothly, allowing you to enjoy more time with your guests.
Weddings
We require that all weddings use our Exclusive Caterer.
Event Rentals
Event rentals (showers, parties, etc.) are welcome to bring your own food or use an outside caterer, provided they are professionally licensed and insured, such as our Recommended Caterers. Any outside caterer names and contact information must be submitted to the Sage Farmhouse for approval prior to your event.
Other Vendors
As for other vendors (florist, photographer, DJ, etc.), you are welcome to use any vendors of your choosing. All vendor names and contact information must be submitted to the Sage Farmhouse prior to your event.

What are the caterer's responsibilities?
Our Exclusive Caterer, Cricket Catering, offers outstanding and creative menus, and can coordinate any required equipment including tables, chairs, china, flatware, glassware, and linen rentals. Please arrange bar setup and bartending services* with your caterer. The caterer or renter is responsible for setup and cleanup of any outside equipment, kitchen cleanup, and taking trash to the dumpster.

*Under PA liquor laws, off-premise caterers may not sell alcoholic beverages. All liquor is purchased by the renter. The caterer provides soda, mixers, ice, glassware, and service including a liquor liability certificate.

Do you offer tenting?
A 30x30ft lawn tent is included for all events April-October. Patio may be tented for an additional fee.

How much of a deposit is required?
A deposit of 50% of your rental fee, as well as the security deposit, is due at the time of signing. The security deposit is $250 for weddings and $150 for events and will be returned within 30 days following your event, assuming no damage.

What is your Cancellation Policy?
If notice of cancellation is received more than 6 months prior to the scheduled event date, 50% of the deposit amount will be refunded.
If notice of cancellation is less than 6 months prior to scheduled event date, the deposit is considered non-refundable.
In providing notice of cancellation you must provide a written notice. The refund you are entitled to will be based on the aforementioned cancellation policy and will be mailed to you within 30 business days.

Can I change the date of my event?
If you change the date of your event with more than 6 months notice, your deposit is 100% transferable to another date without penalty, based on availability of the Sage Farmhouse at Hillwood Farm.
If you change your event date with between 3 and 6 months notice the deposit is transferable, minus a $250 fee, based on availability of the Sage Farmhouse at Hillwood Farm.
If you change your event date to a different year than it was originally booked, then your balance due will reflect the pricing of the year you change to (for example, if your original date is in 2017, but you reschedule for 2018, you will pay the 2018 rate for your event). This applies regardless of when you make the change to your event date.
